Real estate is rarely linear. These are the deals where strategy, patience, and a willingness to adapt made the difference, told in full.
Medical Office · Leasing Pivot
Natural Beginnings Birth & Wellness Center
"When the plan changed, we built a better one."
The Challenge
Natural Beginnings hired us to help them purchase a second facility to open a satellite medical location. The property was a medical office condo, complex by nature, with POA covenants and shared-ownership nuances that most advisors sidestep. We guided them through the purchase, underwriting, and due diligence. But shortly after closing, the doctor who was going to hold the medical license became unable to work. The plan was off. They were now carrying a mortgage on a building they couldn't operate.
Our Approach
- 1Immediately pivoted strategy from owner-occupancy to an income-producing leasing plan.
- 2Brought the space to market targeted specifically to medical tenants, a field that demands specialized positioning.
- 3Identified a high-quality regional medical operator looking to expand.
- 4Negotiated a lease with a tenant who opened their eighth location in the space.
The Outcome
- Fully leased medical space to a creditworthy multi-location operator.
- Tenant has since renewed for an additional term.
- Client is cash-flowing on a building they originally couldn't use.
- Natural Beginnings now has a sustainable income stream while they re-evaluate the right time to execute their original vision.
Jaben's Reflection
In life, plans change. Life keeps living. Our job isn't just to execute a strategy; it's to adapt when that strategy meets reality. Sometimes the pivot creates a path that didn't exist before, and turns out to be even better than the original plan.
Multi-Transaction · Land Sale · Market Exit
Rely Workforce Group
"Sixteen years of trust, multiple markets, one relationship."
The Challenge
Douglas Alvarenga believed in Jaben before Jaben had a track record. He took a chance on a young advisor, and that bet grew into one of the most comprehensive client relationships in the firm's history. As Rely Workforce Group scaled from a small regional operation to over $100 million in annual revenue, SREA was with them at every inflection point. That included one of the hardest assignments: they had purchased land for their future headquarters, and after closing, the plans changed. They were left carrying a loan on land they no longer intended to build on, in an economy that was working against them.
Our Approach
- 1Maintained the relationship and the assignment through a multi-year hold; not every deal closes fast.
- 2Monitored the market for the right buyer profile: a developer with genuine appetite for the site.
- 3Helped expand the company into new markets, including office and land acquisitions across the Charlotte MSA.
- 4Assisted with international expansion advisory into new markets.
- 5When the land buyer emerged, negotiated a contract that covered all carrying costs and still generated profit for the client.
The Outcome
- Successfully sold the land in a difficult market environment.
- Client recovered 100% of their carrying costs and walked away with a gain.
- The relationship has produced multiple closed transactions across leasing, land, and acquisition.
- Douglas Alvarenga's company grew to over $100M in revenue during the course of the relationship.
Jaben's Reflection
It's not about the transaction. It's about what the transaction does for the person on the other side. Every client has different goals. Our job is to stay aligned to those goals, even when the timeline stretches, the market turns, or the plan changes. Patience, diligence, and timing.
Industrial · Multi-Asset · Land Disposition
John Smith
"One deal became a full portfolio play, spanning three asset classes."
The Challenge
John Smith purchased a building we had listed. He was so impressed with how the deal was handled that he came back. What started as a single transaction became a long-running engagement, covering leasing, acquisition, industrial, and land, all woven together into one of the most complex multi-phase assignments the firm has managed.
Our Approach
- 1After closing, Jaben visited the building to check in, a simple gesture that deepened the relationship.
- 2Identified a path to monetize the renovated building as a single-tenant lease rather than a sale.
- 3Relocated an expanding tenant from another client's industrial park into the John Smith building, solving two client problems simultaneously.
- 4Identified a 31,000+ SF industrial warehouse in Salisbury as an acquisition target, and secured it under contract remotely while Jaben was overseas in El Salvador, competing in a multi-bid scenario.
- 5Inside the Salisbury warehouse: renegotiated terms with the existing tenant and sourced a new e-commerce tenant for remaining space.
- 6Structured lease income to fully cover carry cost, creating a cash-flowing asset for the client.
- 7Identified that the property sat on 60 acres, then positioned and sold a portion to a self-storage developer for a value equivalent to roughly one-third of the entire purchase price.
The Outcome
- Client's renovated building is leased with stable, low-maintenance income.
- 31,000+ SF Salisbury warehouse acquired, leased, and positioned for maximum return.
- E-commerce tenant lease secured at a rate that covers all carry costs.
- Land sale to self-storage developer recaptured a third of the initial acquisition cost.
- Final phase, disposition of remaining land, is in active progress.
- Three asset classes, multiple transactions, one client relationship.
Jaben's Reflection
The best assignments aren't transactional; they're strategic. John trusted us to think beyond the next deal and see what the full opportunity was. That's the work we love most: helping clients see possibilities they didn't know existed, and then executing on all of them.
